Terms of Use & Membership
Last updated: 7 October 2026
These Terms of Use & Membership apply to your use of the Property Thesis website, application, property analysis tools, reports, content and related services.
Please read them carefully before using Property Thesis.
1. About Property Thesis
Property Thesis is operated by Miles Robinson trading as Property Thesis, a sole trader in England and Wales.
In these Terms, “Property Thesis”, “we”, “us” and “our” refer to Miles Robinson trading as Property Thesis.
2. What Property Thesis does
Property Thesis provides tools and services designed to help property investors structure, analyse and investigate potential property investment opportunities.
Depending on the service being used, Property Thesis may include:
Property analysis tools and calculators
Buy-to-Let, Refurb & Refinance and Flip analysis strategies
Saved Property Theses
Financial calculations and scenario modelling
Thesis Readiness
Reports and downloadable or shareable information
Member services
Property Expert Assessments
Property finding services
Introductions to finance, accountancy or other third-party services
Supporting educational or research content
Features may be added, removed or changed as the service develops.
3. Research and analysis, not investment advice
Property Thesis is a property research and analysis service.
Unless expressly stated otherwise, information provided through Property Thesis does not constitute:
Investment advice
A personal recommendation to buy, sell or retain a property
Financial or mortgage advice
Tax advice
Legal advice
A property valuation
A building or structural survey
A guarantee of investment performance
Property Thesis helps you investigate an opportunity. It does not make the investment decision for you.
You remain responsible for deciding whether a property or investment strategy is appropriate for you and for obtaining appropriate professional advice where required.
4. Calculations and assumptions
Property Thesis uses defined calculation methodologies together with information and assumptions supplied by you or otherwise identified within the service.
Outputs may depend on assumptions including purchase price, rent, interest rates, finance structure, refurbishment costs, property value, selling costs, taxation assumptions, holding periods and other variables.
Small changes to these assumptions may materially change an outcome.
You should review the assumptions supporting a Property Thesis rather than relying solely on headline figures.
Where tax calculations or estimates, including Stamp Duty Land Tax, are displayed, they are provided for research and modelling purposes and are not tax advice. Tax treatment depends on individual circumstances and legislation can change.
5. Property and market information
Property values, rental values, refurbishment costs, finance terms, selling costs and other market information may be estimates or assumptions.
An estimated property value is not a formal valuation. Rental value is not a rental guarantee. Refinance value is not a mortgage offer. Refurbishment cost is not a contractor quotation. Sale price is not a guarantee that a property can be sold for that amount.
Where an investment case depends materially on a particular assumption, you should independently verify it.
6. Artificial intelligence
Property Thesis may use artificial intelligence to assist with explanations, summaries, research and other supporting content.
Financial calculations within Property Thesis are performed using defined calculation methodologies and stored assumptions. Artificial intelligence may assist in explaining or contextualising those results but is not intended to replace the underlying calculation engine.
AI-generated or AI-assisted content can contain errors and should not be treated as independently verified professional advice.
7. Thesis Readiness
Property Thesis may provide a Thesis Readiness score or status.
Thesis Readiness indicates the completeness and validation status of information supporting a Property Thesis.
It does not:
Score the quality of an investment
Determine whether a property is a good or bad investment
Predict investment performance
Guarantee that all risks have been identified
Constitute a recommendation to proceed
A higher Thesis Readiness score means that more of the investment case has been completed or validated within Property Thesis. It does not mean that the investment itself is better.
8. Your Property Thesis
A Property Thesis is an analysis relating to a particular property and investment strategy.
The first completed saved Thesis for a particular property and strategy combination constitutes a new Property Thesis.
Once created, you may generally reopen the same Thesis, amend assumptions, recalculate figures and perform available scenario or stress testing without creating another Thesis.
A materially different property or a different investment strategy constitutes a new Property Thesis.
Property Thesis may use property information, including address information, to prevent allowances from being recycled by repeatedly creating the same property and strategy as a new analysis.
9. Free accounts
Eligible registered users can create one completed property Thesis per strategy: Buy to Let, Refurb & Refinance and Flip — three in total for the lifetime of the account.
This is a lifetime account allowance with no monthly reset, and it may be changed for future users or future promotional periods. Free accounts do not include a Property Expert Assessment.
Creating a draft does not use an allowance. The allowance is used when the first completed Property Thesis for that property and strategy is generated and saved.
You may reopen, edit, recalculate and stress-test an existing saved Property Thesis without using another allowance.
Unused free allowances have no cash value.
10. Property Thesis Member
Property Thesis Member costs £99 per month, billed monthly until cancelled.
A Member currently receives 10 new Property Theses shared across all three strategies per calendar month, and one Property Expert Assessment per strategy per calendar month — one Buy to Let, one Refurb & Refinance and one Flip, up to three in total.
Existing Property Theses can continue to be opened, edited, recalculated and stress-tested without using another new-Property-Thesis allowance.
Allowances reset at the start of each calendar month. Unused allowances do not roll over into subsequent months.
Membership does not guarantee that a particular property opportunity will be suitable, financeable, profitable or available.
We may change the features or price of membership in the future. Any change affecting an existing Member will be communicated appropriately before it takes effect where required.
Property Watchlist and the monthly Property Thesis Brief are Coming soon and are not currently available.
11. Property Expert Assessments
A Property Expert Assessment is a human review of a completed Property Thesis, including the submitted assumptions, evidence, numbers, risks and questions, followed by a discussion of the findings and further investigations that may be appropriate.
Customers submit their saved Thesis and supporting information. We’ll be in touch within 24 business hours to discuss your request. This is a promise of initial contact, not completion of the Assessment within that period. The Assessment reviews submitted assumptions and evidence; it is not independent rental verification or a formal valuation.
An Assessment is based on the version of the Property Thesis submitted for review. If you subsequently change your live Property Thesis, those changes do not retrospectively alter the submitted Assessment version.
A Property Expert Assessment is not:
Approval of an investment
A recommendation to purchase a property
Regulated investment or mortgage advice
A formal property valuation
A building or structural survey
Legal advice
Tax advice
You remain responsible for the investment decision and appropriate due diligence.
A Member may receive one Property Expert Assessment for each strategy per calendar month: one Buy to Let, one Refurb & Refinance and one Flip, up to three in total. An Assessment is only available for a completed saved Thesis using the corresponding strategy. Unused Assessments do not roll over.
12. Membership payments and renewal
Member is a recurring monthly subscription billed at £99 per month until cancelled.
Payments are processed using Stripe. Property Thesis does not need to receive or store your full payment-card details itself.
By purchasing Member, you authorise the applicable monthly subscription charge to be collected until the subscription is cancelled.
The price and billing frequency will be shown before you subscribe.
You can manage your subscription through the billing functionality provided within your Property Thesis account.
13. Cancelling your membership
You can cancel your recurring Member subscription through the subscription-management functionality available from your account.
Cancelling stops the subscription from renewing at the next billing date. Member access continues until the end of the paid billing period unless you explicitly choose to close your account earlier.
Cancellation does not normally generate a pro-rata refund for an unused part of an already-paid membership period, except where you have a statutory right to a refund or we expressly agree otherwise.
Nothing in these Terms affects any cancellation, refund or other consumer rights that you have under applicable law. Where applicable, information about statutory cancellation rights will also be provided during the subscription process.
14. Accounts and security
You are responsible for:
Providing accurate account information
Keeping your login credentials secure
Not knowingly allowing another person to use your personal account
Keeping your contact information reasonably current
Notifying us if you believe your account has been compromised
We may temporarily restrict or suspend access where reasonably necessary to protect account security, investigate misuse, comply with legal requirements or protect Property Thesis and its users.
15. Sharing and PDF reports
Property Thesis may allow you to generate reports, download PDFs or create read-only sharing links.
You may use these functions to share your own Property Thesis for legitimate personal, professional or property-investment purposes.
You are responsible for deciding who you share information with.
Sharing a Property Thesis does not turn it into advice or a recommendation for the recipient, and the recipient should not assume that the analysis has been prepared specifically for their circumstances.
Where available, you can revoke a Property Thesis sharing link.
16. Due diligence
Property Thesis is intended to support due diligence, not replace it.
Depending on the property and transaction, appropriate investigation may include:
Legal conveyancing
Title investigation
Searches
Surveys
Structural reports
Valuation
Rental appraisal
Planning investigation
Licensing checks
Building regulations
Insurance
Contractor quotations
Tax advice
Finance advice
Independent professional advice
You are responsible for deciding what due diligence is appropriate before entering into a transaction.
17. Property finance
Property Thesis may provide the ability to request help with property finance.
Where you choose to request regulated mortgage or financial advice, you may be introduced to Home Group Financial Ltd or another appropriately identified provider.
Any regulated advice is provided separately under that firm’s own regulatory status, terms and client process.
Property Thesis does not become a regulated mortgage adviser merely by providing property-analysis tools or facilitating an introduction.
Where information is to be passed to another organisation following your request, the relevant information and consent will be presented as part of that referral process.
18. Find
Property Thesis may offer a separate property-finding or acquisition service. Find is a separately charged service and is not included in membership.
The availability, scope, fees and terms of a Find service may be set out separately before you instruct us.
Use of the Property Thesis application or Member subscription does not itself create an agreement for Property Thesis to source or acquire a property for you.
Where any Member payment can be credited towards a Find service, this will be expressly confirmed as part of the relevant Find terms.
19. Accountancy and other introductions
Property Thesis may allow you to request an introduction to accountants, solicitors, finance providers, property professionals or other third parties.
An introduction does not constitute an endorsement or guarantee of that third party’s services. Any engagement with that provider is subject to the provider’s own terms.
Where your personal information is to be shared for an introduction, we will provide appropriate information at the point you request it.
20. No guarantee of outcomes
Property investment involves risk.
We do not guarantee:
Investment returns
Capital growth
Rental income
Occupancy
Refinance availability
Mortgage availability
Interest rates
Refurbishment costs
Project timescales
Planning outcomes
Sale prices
Tax treatment
Future market conditions
Projected figures are scenarios based on assumptions, not promises of future performance.
21. Your responsibilities
You agree not to knowingly provide false or misleading information to Property Thesis.
You are responsible for reviewing information entered into a Property Thesis and correcting errors before relying on its outputs.
You must use Property Thesis lawfully and must not:
Attempt to interfere with the service
Bypass access or usage controls
Access another user’s information without authority
Extract or scrape the service on a systematic basis without permission
Reverse engineer protected parts of the service except where the law expressly permits it
Misuse sharing functionality
Use Property Thesis to commit fraud or another unlawful act
22. Intellectual property
Unless otherwise stated, Property Thesis owns or licenses the intellectual property used within the service.
This may include:
The Property Thesis brand
Website and application design
Software and code
Database structures
Calculation methodologies and implementation
Thesis Readiness methodology and implementation
Report structures and frameworks
Written content
Graphics and design assets
Other proprietary materials
Your underlying information remains yours.
Creating or using a Property Thesis does not transfer ownership of the Property Thesis platform, methodologies, software or intellectual property to you.
You may use reports generated for you for your own legitimate purposes and may share them using functionality we provide, but you may not reproduce or commercially exploit substantial parts of the Property Thesis platform itself without permission.
23. Availability and changes
We aim to provide a reliable service but cannot guarantee uninterrupted or error-free availability.
The service may occasionally be unavailable because of maintenance, updates, technical failures or circumstances outside our reasonable control.
We may update the application, calculation methodologies or functionality over time.
Where an update materially affects an existing contractual service or consumer right, we will deal with it in accordance with applicable law.
24. Third-party services
Property Thesis relies on third-party technology and service providers to operate parts of the service.
These may include providers supporting hosting, authentication, payments, address lookup, communications and other operational functionality.
Third-party services may occasionally be unavailable or change independently of Property Thesis.
Our Privacy Policy explains how personal information may be processed or shared in connection with these services.
25. Liability
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or fraudulent misrepresentation or other liability that cannot lawfully be excluded.
Subject to those protections, Property Thesis is not responsible for investment losses merely because you used information, calculations or tools available through the service when making an investment decision.
Property Thesis does not accept responsibility for losses arising from inaccurate information supplied by you, assumptions that subsequently prove incorrect, or matters that appropriate independent due diligence would reasonably have been expected to identify.
26. Privacy and storage technologies
Our Privacy Policy explains how we use personal information.
Our Cookie & Storage Policy explains our use of cookies, browser storage and similar technologies.
The authenticated application uses storage technology necessary to provide functionality such as maintaining a signed-in session.
27. Ending or restricting your account
You may stop using Property Thesis at any time.
You can close your account using the account-closure functionality available from your Account, or contact us regarding your account.
We may restrict or terminate access where reasonably necessary because of serious misuse, fraud, security risk, unlawful activity or a material breach of these Terms.
Cancelling a Member subscription and closing a Property Thesis account are separate actions. Closing your account ends account access immediately, including any remaining Member access. The closure process must first stop subscription renewal and resolve outstanding billing matters or service requests. You may cancel and wait until your paid access expires before closing, or explicitly choose to close earlier. Account closure does not itself submit a refund request. The refund provisions and statutory rights in section 13 continue to apply.
Our Privacy Policy explains deletion of account data and the limited records retained after closure, including retention periods and applicable legal obligations.
28. Changes to these Terms
We may update these Terms where reasonably necessary because of changes to Property Thesis, applicable law, technology or our services.
Where a change materially affects an existing paid Member, we will provide appropriate notice where required.
The latest version will be made available through Property Thesis and will show the date it was last updated.
29. Governing law
These Terms are governed by the laws of England and Wales.
If you are a consumer, you retain any mandatory legal protections available to you and nothing in these Terms removes rights that cannot lawfully be excluded.
